新华网郑州办毕业证４月２０日电（记者双瑞）郑州市房管局日前通报一季度郑州房地产市场运行情况，其中郑州市区商品住房销售面积１８７．８９万平方米，同比增长５３．５２％，而销售均价为每平方米７２０６元，首次突破７０００元大关。

专家分析，一季度郑州市区商品住房销售价格一定程度上涨的原因主要有以下几个方面：一是房屋建设成本上涨。受因素影响，建筑、融资、人工、营销等开发成本不断提高，同时，在售的房地产项目用地多为２０１０年、２０１１年的开发土地，当时有多宗“地王”产生，土地成本较高，导致这些项目入市后房价普遍较高。

第二，商品房销售形势较好，开发企业资金压力减轻，降价意愿降低，部分楼盘上调价格。而良好的销售形势和有所减少的供应造成短期内的供求矛盾，对房价预期产生一定影响。此外，部分热点区域房价对整体房价拉升作用明显。

限购政策已经实施两年，对购房心理也产生一定影响。人们在置业时较为珍惜购房资格，选房时更注重一步到位和房屋品质，从而体现在房价的提高上。一季度郑州市９０平方米以上商品住房销售８１２０套，同比增长３５．５６％，而价格在每平方米７０００—８０００元的商品住房销售６５１７套，同比增长２２７．６５％。

专家分析预计，随着“国五条”地方细则的落实，以及前期需求的集中爆发，可能导致楼市进入观望期，成交量或将有所下降。但随着中原经济区和新型城镇化建设、城中村改造、合村并城的积极推进，稳中有升仍是郑州楼市发展的大趋势。

关于房价，预计将以平稳为主。郑州市房管局负责人表示，虽然短期内会因供求矛盾对房价上涨形成压力，但郑州在贯彻落实“国五条”的实施细则中提出“２０１３年度新建商品住房价格增幅不高于年度城镇居民人均可支配收入实际增幅”等多项措施，随着措施落实到位以及下半年供应形势的好转，预计房价将趋稳或略有上升。
